What a traditional listing fee costs vs. the monthly plan

Move the sliders to match your home. This compares the listing side only. Buyer agent compensation is a separate decision in either case.

An estimate for illustration. Your plan renews every 30 days until closing day, including while under contract. Taxes, title fees, payoff and any buyer agent compensation are not shown.

Who does what

I handle the price, the marketing, the paperwork and the negotiating. You handle the house.

STAGE 1

Getting your home ready

I do this

  • Recommend a price and show you why
  • Put up the yard sign and lockbox
  • Schedule your professional photos
  • Put your home on the MLS and the big home sites

You do this

  • Clean and prepare the home
  • Pick the final list price (always your call)
  • Pay your first month
STAGE 2

While your home is for sale

I do this

  • Set up ShowingTime so agents can request showings
  • Answer every question other agents ask
  • Text you a weekly update with showings and feedback
  • Call you first if I have a buyer

You do this

  • Approve or decline showings on your phone
  • Keep the home ready to show
STAGE 3

When an offer comes in

I do this

  • Bring you every offer
  • Explain it in plain English
  • Show you what you walk away with on a net sheet
  • Negotiate for you and write any counteroffer

You do this

  • Decide: yes, no or counter
  • Sign when you are ready
STAGE 4

Under contract to closing

I do this

  • Send the contract to our title company
  • Track every deadline and remind you
  • Negotiate the repair request after inspection
  • Stay copied on every email

You do this

  • Schedule the inspector and appraiser and let them in
  • Hire and pay for any agreed repairs
  • Talk with title about payoff and closing
  • Show up to closing and sign

Not included

  • Open houses (unless I choose to hold one)
  • Being at the inspection or appraisal
  • Hiring or managing repair contractors
  • Staging or moving help

We decide together at signing

Whether you offer anything to the buyer's agent, and what happens if I bring the buyer myself. Both go in writing so there are no surprises.

Common questions

Before you call

Is this a real listing with a licensed agent?

Yes. Your home is listed by Dodson Real Estate Group on the MLS, and I represent you on pricing, offers and negotiation. The difference is how the service is priced and which tasks you take on.

Who shows my home?

Buyer's agents request showings through ShowingTime and you approve or decline from your phone. Their agent shows the home using the lockbox. I don't attend showings or open houses unless I choose to.

What about the buyer's agent?

That's your decision. At signing we put in writing whether you offer anything to the buyer's agent and what happens if I bring the buyer myself.

What if my home doesn't sell?

After your first 30 days you can stop by giving written notice before your next renewal date. You're never locked into a six month listing.

Does submitting this page sign me up?

No. It starts a conversation. Your listing agreement and Alabama's required agency disclosure are reviewed and signed together after we talk.
